Three significant stories landed in the past week. Downtown Saint Cloud finally has a real start date for its mixed-use project. A Houston REIT wrote a $64.5 million check in Lake Nona. And the Cyrils Drive widening officially crossed the finish line, even though the bigger traffic relief for Sunbridge is still three years out.
Downtown Saint Cloud: The $60M Project Has a Timeline
Atlantic Housing Partners, the developer the city selected through competitive bid, gave the Saint Cloud City Council an update with the most concrete timeline yet. Construction starts in early 2027. The parking garage goes up first. The full project wraps inside 24 months.
Here’s what’s being built on the block just south of City Hall, bounded by 8th Street, 10th Street, New York Avenue, and Massachusetts Avenue: a 542-space public parking garage replacing a city-owned lot currently holding about 75 spaces. The net gain of 175 public spaces addresses a real constraint. Downtown Saint Cloud has been parking-limited for years, and that’s been holding back the next wave of restaurant and retail growth.
Two four-story residential buildings deliver 150 apartments total. Building 1 attaches to the garage with 114 units and 7,628 square feet of ground-floor commercial. Building 2 occupies a full block just south of City Hall with 36 units and just over 10,000 square feet of commercial. Combined retail and commercial space: 17,643 square feet on the ground floor. Atlantic Housing principal Scott Culp specifically named the kinds of tenants this project is designed to attract: restaurants, ice cream shops, delis, foot-traffic-driving uses that anchor a real walkable downtown.
The Affordability Split
Half of the 150 apartments, 75 units, will be rent-restricted for low-income and very-low-income residents under federal Low Income Housing Tax Credits. The other 75 units target households earning up to 120% of area median income: teachers, nurses, first responders, hospitality workers, and entry-level professionals.
The financing stack is why this project pencils at $60 million-plus. Without the tax credits on the affordable side, the numbers don’t work. The city is contributing the land and $6.25 million toward the project. Master plan approval is being requested in July, which unlocks site development permits. Nothing breaks ground until Q1 2027, and a 24-month build puts occupancy in early-to-mid 2029.
What It Means for Saint Cloud Homeowners
Downtown-adjacent homes in 34769 have been appreciating steadily as downtown has gained restaurants and amenities. A 150-unit mixed-use project with nearly 18,000 square feet of ground-floor retail accelerates that trajectory. Downtown commercial rents will reset when 17,643 square feet of new retail space sets a new floor for downtown lease rates. And adding 175 net public parking spaces means downtown can support bigger events, more restaurants, and a different kind of evening foot traffic.
Lake Nona: The $64.5M Apartment Trade
Camden Property Trust, a Houston-based REIT with roughly $14 billion in assets, acquired Camden Lake Nona, a 330-unit Class A apartment community, for $64.5 million. The property is at 10971 Savannah Landing Circle in the 32827 zip code, adjacent to the new AdventHealth hospital campus opening in November.
The per-unit price of approximately $196,000 reflects institutional pricing in a market that institutional buyers believe has a durable employment base. When a $14 billion REIT pays that kind of per-unit number in a specific submarket, they’re making a multi-decade statement about where they believe rents and occupancy will go. Camden manages 58,000 apartment homes across 15 major markets. Lake Nona is now one of them.
Cyrils Drive: Done, But Context Matters
The Cyrils Drive widening project received formal sign-off. The road has been expanded from two lanes to four from the Narcoossee Road intersection eastward. For Weslyn Park residents and anyone using the Cyrils Drive entrance to Sunbridge, this is a meaningful quality-of-life improvement for daily local circulation.
The context: Cyrils Drive is the secondary solution. The primary traffic relief for the Narcoossee corridor remains the Sunbridge Parkway Extension. The latest timeline puts that project at 2029 at the earliest, not 2028 as previously reported in some sources.
