Narcoossee Corridor: Saint Cloud’s Bridge to Lake Nona
The Narcoossee corridor is the stretch of Narcoossee Road (County Road 15) running south from the Orange County line through the northern edge of Saint Cloud, roughly from SR-417 down to US-192. It is not a neighborhood in the traditional sense. There are no town squares or historic streets. It is a corridor, and the defining characteristic of living here is position: you are between Saint Cloud proper and Lake Nona, with direct access to both and full commitment to neither.

What the Corridor Actually Is
Narcoossee Road is one of the most actively developed stretches of road in Osceola County. In the last decade it has gone from a two-lane rural road flanked by orange groves and cow pastures to a widened arterial with new communities branching off both sides, Publix and Winn-Dixie grocery anchors near US-192, and more retail coming as commercial zoning debates play out at the county level.
The communities along the corridor are primarily newer construction, built from the mid-2010s onward. Turtle Creek, one of the established communities in the area, was built out by D.R. Horton, Dream Finders, and K. Hovnanian between 2013 and 2019. Center Lake Ranch is a 2,050-acre master-planned development with multiple builders including Taylor Morrison (The Waters at Center Lake Ranch) and M/I Homes (Center Lake on the Park), bringing new construction to the southern end of the corridor near US-192.
The Narcoossee Overlay District, an Osceola County regulation, has historically restricted commercial development along the corridor to small-footprint buildings at designated nodes. As of 2025, Saint Cloud’s city council and Osceola County are in active discussions about loosening those restrictions to allow more commercial development at key intersections. More retail and services are coming, but the timeline depends on regulatory decisions still being worked out.
The Lake Nona Proximity Argument
The case for Narcoossee is simple and it is the same case brokers have been making for ten years: you are close to Lake Nona Medical City without paying Lake Nona prices.
Lake Nona Medical City, which includes UCF Health, Nemours Children’s Hospital, Orlando VA Medical Center, and Orlando Health, is a roughly 10-15 minute drive north on Narcoossee Road. Orlando International Airport is about 15-20 minutes. SR-417 access is at the top of the corridor near the county line. That is legitimate infrastructure access for a fraction of the Orange County price premium.
The gap is real. A home in Lake Nona at $600K-$700K buys you into an established, amenity-rich community with walkable restaurants and the Lake Nona Town Center. The same money on the Narcoossee corridor buys you newer construction, more square footage, and a longer commute to that same amenity base. Which side of that tradeoff makes sense depends entirely on how much time you spend at home versus in Lake Nona.
Communities and Prices
Center Lake Ranch is the largest active development on the corridor. The 2,050-acre master-planned community sits near the intersection of Narcoossee Road and Center Lake Boulevard, roughly 1.5 miles north of US-192. Taylor Morrison’s The Waters at Center Lake Ranch starts from the low $400Ks. M/I Homes’ Center Lake on the Park offers homes from the mid-$300Ks to $500Ks and above depending on floor plan. Both are natural gas communities.
Turtle Creek is an established non-gated community off Narcoossee just north of US-192. Homes were built between 2013 and 2019 by D.R. Horton, Dream Finders, and K. Hovnanian. Mandatory HOA. Resale prices run roughly mid-$300Ks to mid-$400Ks depending on size and condition.
Esplanade at Center Lake Ranch is a Taylor Morrison active-adult (55+) community within the Center Lake Ranch development.
The general price range for the corridor is mid-$300Ks to mid-$500Ks for new and resale single-family homes, with some newer construction running higher depending on the community and floor plan. It is consistently more accessible than comparable new construction in Lake Nona proper.
Daily Life
This is where the honest answer diverges from the sales pitch.
Daily life on the Narcoossee corridor is car-dependent. There is no walkable town center. The Publix and Winn-Dixie near US-192 are close enough for groceries, but restaurants, gyms, and retail are spread out. You are going to drive. The road carries significant traffic, and rush-hour congestion heading north toward Lake Nona and the 417 is a real friction point for daily commuters.
The commercial overlay situation matters here. Because of the Narcoossee Overlay restrictions, large-format retail and restaurant density has been slower to develop on the corridor than the residential growth would suggest. That is changing, but it is still in process. Buyers who need daily-life walkability or want a dense amenity base close to home should look elsewhere, or plan to drive to Lake Nona for that experience.
Nature access is a genuine plus. The corridor runs alongside wetlands, conservation areas, and the chain of lakes that defines this part of Osceola County. East Lake Tohopekaliga, one of the premier bass fishing lakes in the Southeast, is minutes away. For buyers who want to live near water without paying lakefront prices, the corridor delivers.
Schools: communities in the corridor are currently zoned for Narcoossee Elementary, Narcoossee Middle, and Harmony High School per current district assignments. School assignments in growing areas are subject to change as new schools open. Verify current assignments with the Osceola County School District before making decisions based on school boundaries.
Who This Is and Isn’t For
The Narcoossee corridor is probably not right for you if you want a walkable community with daily-life amenities close by. If you want to be in Saint Cloud proper with its downtown, lakefront, and established neighborhood character. If heavy traffic on your commute route is a dealbreaker. If you need to be in an Orange County school district.
The Narcoossee corridor may be right for you if Lake Nona Medical City is your primary employment anchor and you want to reduce your housing cost without dramatically increasing your commute. If new construction with natural gas in the mid-$300Ks to $500Ks is the right product for your budget. If you want to be near the water and wetland character of East Lake Toho without paying for lakefront. If you understand that you’re buying into a corridor that is still developing its retail and commercial base, and that’s fine with you.
The position play here is straightforward: if Lake Nona is your destination and your budget can’t stretch to Lake Nona prices, the Narcoossee corridor gives you the access you need at a price that works. Go in with your eyes open about the current state of the amenity base and the traffic.
A Note on the Corridor’s Evolution
The regulatory and planning conversation around Narcoossee Road is worth following if you’re buying here. The city and county are actively debating how to expand commercial development along the corridor, which would meaningfully improve daily-life amenity density for residents. Saint Cloud’s mayor has publicly stated the city wants more commercial presence on the road. That is a signal that the direction of travel is toward more development, not less.
Sunbridge’s build-out directly to the south will continue to pull infrastructure investment and retail demand into the broader Narcoossee-Cyrils Drive area. The corridor is in a favorable position long-term. The question is how patient you need to be.
