Lake Nona is a 17-square-mile master-planned community developed by Tavistock Development Company in Orange County, just southeast of Orlando International Airport.

Lake Nona’s median home sale price was approximately $780K as of late 2025, according to Redfin. Single-family homes have a median around $550,000 in 2026, with newer luxury communities pushing well above $700,000 and more accessible townhome options starting in the high $300,000s.

Schools serving Lake Nona residents include Lake Nona High School, Laureate Park Elementary (A-rated), and Innovation Middle School, all within Orange County Public Schools.

What Saint Cloud Actually Is

Saint Cloud is a city of approximately 70,000 people in Osceola County, directly south of Lake Nona along the Narcoossee corridor. It has 115 years of history, a functioning downtown on East Lake Tohopekaliga, and is currently in the most active development phase of its existence.

The two major development stories:

Sunbridge — Tavistock’s 27,000-acre master-planned community spanning Orange and Osceola counties, currently building out Weslyn Park with eight active builders. The Watershed amenity center and Crane’s Landing restaurant are targeting 2027 completion.

Crossprairie — BTI Partners’ 1,400-acre mixed-use community on the south side of Saint Cloud with a funded Turnpike interchange, a planned 95-acre Heritage Town Center, and builders including Meritage, M/I Homes, Lennar, Jones Homes, David Weekley, and others.

Saint Cloud also has seven distinct neighborhoods — from the historic State Streets and Lakefront Park to the master-planned Harmony community — that offer genuine character you can’t find in a community that was built from scratch in the 2000s.

Home Prices — The Real Numbers

This is usually the first question and it deserves a precise answer.

Lake Nona: Base prices for new construction start below $360,000 at entry-level communities and clear $1.7 million at Toll Brothers’ Laurel Pointe. The median sale price per square foot in Lake Nona is $289. For a comparable move-up single-family home — three to four bedrooms, two-car garage, master-planned community — expect $600K-$900K.

Saint Cloud: Entry-level new construction townhomes from the low-to-mid $300Ks. Move-up single-family homes in master-planned communities like Sunbridge, Crossprairie, and Harmony from the $400Ks through the $600Ks. Ashton Woods in Weslyn Park runs $526K-$712K. Premium Toll Brothers product in Sunbridge’s Orange County section opens in 2027.

The gap is real and it’s significant. A home that would cost $700K in Lake Nona’s Laureate Park will likely cost $450K-$550K in a comparable Saint Cloud community. That $150K-$250K difference, invested elsewhere or kept as equity cushion, changes the financial picture for a lot of buyers.

The gap is narrowing. It will continue to narrow as Saint Cloud’s infrastructure catches up. Buyers who come in now are getting the price advantage before that convergence happens.

The Commute Picture

Both communities are in the southeast Orlando corridor. The commute math is similar for some destinations and very different for others.

Lake Nona to Medical City: 5-10 minutes. This is Lake Nona’s dominant commute advantage — if you work in Medical City, living in Lake Nona means a short, simple drive or even a bike ride depending on your specific neighborhood.

Lake Nona to Orlando International Airport: 5-10 minutes.

Lake Nona to downtown Orlando: 20-30 minutes via SR-417.

Saint Cloud (Narcoossee corridor/Sunbridge) to Lake Nona: 15-20 minutes.

For buyers who work remotely, or whose destination is the theme park corridor, the airport for travel, or anywhere south of Orlando — the commute difference shrinks considerably.

Test your specific commute before you buy. Drive it during actual peak hours, not on a Saturday afternoon.

Schools

Lake Nona schools are established, rated, and known quantities. Lake Nona High School, Laureate Park Elementary, and Innovation Middle School have track records and consistent Orange County Public Schools ratings. For families who need school certainty today, Lake Nona delivers it.

Saint Cloud schools are a more complex picture. Harmony’s school system — three walkable schools serving K-12 within the community — is one of the strongest arguments for Harmony specifically and one of the most underrated features in the entire Saint Cloud market.

For buyers in Sunbridge, Voyager K-8 opened for the 2024-2025 school year inside the community. It’s an environmental STEM school operated by Osceola County School District. High school students currently attend Harmony High School. A new high school near Nova Road in northern Saint Cloud is expected to open for the 2026-2027 school year.

For buyers in Crossprairie and the south side of Saint Cloud, school research requires checking specific boundary assignments with Osceola County School District before you commit to a neighborhood.

Amenities and Daily Life

This is where the gap between the two communities is most apparent today — and most likely to close over the next decade.

Lake Nona today: Boxi Park outdoor food hall, USTA National Campus, Lake Nona Town Center retail, multiple community pools and fitness centers, 44 miles of planned trails, Publix and Whole Foods proximity, walkable town centers in Laureate Park. Lake Nona West opened in spring 2026 with additional upscale dining, boutique fitness, and retail anchors.

Saint Cloud today: Lakefront Park on East Lake Tohopekaliga, the historic downtown along New York Avenue, Royal St. Cloud Golf Links, Wild Florida airboat and safari attraction 30-40 minutes away. In master-planned communities: resort pools, trails, and community centers are active at Harmony, Weslyn Park’s Acorn Park, and Crossprairie’s resort center. The Watershed at Weslyn Park — resort pool, restaurant, kayaking, paddleboarding — targets 2027.

Saint Cloud in five years: Heritage Town Center adds 95 acres of mixed-use commercial and dining to the south side. The Watershed opens at Weslyn Park. Multiple new high schools and expanded school capacity. The Nolte Road interchange changes access to the south side fundamentally.

If you need the full amenity experience today, Lake Nona has it. If you’re buying the trajectory, Saint Cloud’s next five years are compelling.

New Construction Options

Both markets have active new construction. The volume and variety in Saint Cloud is significantly greater.

Lake Nona new construction in 2026: Active builders include Pulte, Toll Brothers, David Weekley, Beazer, and others. The lowest entry point for new construction in Lake Nona proper is around $360,000 at entry-level townhome communities. Single-family new builds commonly list in the mid-$500Ks to over $1 million depending on plan, lot, and location. Land scarcity within the master plan is a real constraint — new construction represented only 16% of Lake Nona transactions in 2025, down from 28% in 2021.

Saint Cloud new construction in 2026: Over 260 active communities across four zip codes with more than 20 builders. Entry-level townhomes from the low-to-mid $300Ks. Move-up single-family homes from the $400Ks through the $700Ks. True custom builders like Kent Custom Homes and Snow Construction have been building in Osceola County for over 30 years. The breadth of options is substantially wider than Lake Nona.

If new construction variety at multiple price points matters to your search, Saint Cloud has no equal in this corridor.

Investment Outlook

This is the question buyers always ask and the one that’s hardest to answer honestly.

Lake Nona’s appreciation track record is established. The Medical City’s 30,000+ workers create sustained, recession-resistant housing demand. Lake Nona held its value through the 2022-2023 rate correction better than most Orlando submarkets. The community is not going to decline — the employment anchor is too strong and the infrastructure too mature.

Saint Cloud’s investment case is based on trajectory rather than track record. The funded Turnpike interchange, the Heritage Town Center, the new schools, and the continued buildout of Sunbridge and Crossprairie are all real commitments by developers who have already put capital in the ground. Buyers who come in before the amenities are complete are buying at a discount to what this market will look like in 2030.

Neither outlook is speculative. Both are based on observable facts. The question is whether you want the proven market or the positioned one.

Who Should Choose Lake Nona

Lake Nona is probably the right choice if you work in Medical City and want a short commute. If you need established schools with known track records today. If walkable amenities, dining, and daily conveniences within the community are non-negotiable right now. If you’re buying resale and want a market with a deep, proven track record of appreciation. If the premium price is within your budget and you want the most complete version of the lifestyle today.

Who Should Choose Saint Cloud

Saint Cloud is probably the right choice if you want more space and a better price-to-size ratio than Lake Nona offers. If you work remotely or your commute destination isn’t Medical City specifically. If you’re willing to trade some of today’s amenity completeness for a first-mover position in a market that’s actively building out. If Sunbridge’s nature-forward, Tavistock-developed environment appeals to you at a lower price point than Lake Nona. If Harmony’s walkable schools and golf community lifestyle is what you’re looking for. If Saint Cloud’s historic character, lakefront access, and distinct neighborhoods matter to your daily life.

The Bottom Line

Fifteen minutes separates these two communities on a map. In terms of daily life, price, and what you’re buying into, they’re meaningfully different.

Lake Nona delivers a more complete lifestyle today at a premium price. Saint Cloud delivers more space and value with a compelling trajectory. The right answer depends entirely on your employment, your budget, your school priorities, and your tolerance for buying something that isn’t fully finished yet.

If you’re trying to work through this decision, the commute question is the most efficient starting point. Work backward from where you spend your days and the rest of the comparison gets a lot clearer.
