Crossprairie: A Local Agent’s Honest Neighborhood Guide

Most of the relocation content written about Crossprairie reads like a press release from the developer. That’s understandable — BTI Partners has invested heavily in the story. But you are making a real estate decision, not reading a brochure, so here is the current honest picture of what Crossprairie is, what’s coming, and what you need to know before you buy.

What Crossprairie Actually Is

Crossprairie is a 1,400-acre master-planned community developed by BTI Partners on the south side of Saint Cloud, east of Lake Tohopekaliga, adjacent to the new Florida Turnpike interchange. Over 9,000 residential homes are planned across the full build-out. Thousands are already completed and occupied.

It is the largest active new construction corridor in central Saint Cloud right now. Eight national builders have committed to the community: Meritage, Jones Homes, M/I Homes, Beazer, Lennar, K. Hovnanian, David Weekley Homes, and Starlight Homes. Ashton Woods is under contract for a neighborhood but had not yet closed as of early 2026. Several builders are already close to selling out their first phases, per BTI Partners’ own reporting.

The community sits in the 34772 zip code in the south area of Saint Cloud, off Clay Whaley Road just west of Old Canoe Creek Road. The Florida Turnpike interchange is the defining location feature: you have direct access north to the 417, 528, and 408, and south toward South Florida.

Heritage: The City Center

The most significant development in Crossprairie’s near-term story is Heritage, the 95-acre urban center being developed by WMG Development — a national developer with offices in Chicago and Winter Garden, known for projects in Lake Nona, Winter Garden, and Sarasota.

BTI Partners sold the 95-acre site to WMG in December 2025. The Saint Cloud City Council approved WMG’s development agreement in April 2025. Construction is expected to begin in late 2026, starting with major road improvements — New Nolte Road and the Cross Prairie Parkway segment connecting to the new Turnpike interchange.

When complete, Heritage is planned to include grocery-anchored retail, big-box stores, restaurants, medical offices, two hotels, and approximately 600 apartment units in Phase 1. The full master plan allows for up to 1,200 residential units, 600 hotel rooms, 200,000 square feet of medical and institutional uses, and 2.7 million square feet of commercial and office space across all phases.

That is a significant commercial footprint for a Saint Cloud corridor that has historically been light on retail density. If Heritage delivers on its plan, Crossprairie becomes a genuine live-work-play environment rather than a residential community that requires driving out for everything. The construction timeline is late 2026 through multiple years. You are buying well ahead of that being a daily-life reality.

The infrastructure investment supports this: through tri-party agreements with Osceola County and the City of Saint Cloud, more than $261 million has been committed to transportation infrastructure across Crossprairie and the adjacent Toho Trace community, representing nearly 12 miles of new roadway.

What’s Adjacent: Kissimmee Park

One thing worth knowing if you are researching this area: Jones Homes’ sales materials for Havenfield at Crossprairie reference an “upcoming Crystal Lagoon” as a nearby amenity. That lagoon is at Kissimmee Park — a separate 750-acre Metro Development Group community immediately south of Crossprairie along Kissimmee Park Road. It is not inside Crossprairie.

Kissimmee Park is approved for 2,818 homes across multiple phases built by DRB Homes, Lennar, and D.R. Horton, with a Metro Lagoon (Crystal Lagoons technology) as its signature amenity. Vertical construction was expected to begin in 2026. This is a different community with a different developer, but its proximity means buyers in Crossprairie will have a Metro Lagoon community as a neighbor within a few years.

Home Prices and Builders

The price range in Crossprairie is one of the most accessible for new construction in the Saint Cloud market. Based on current builder pricing and active listings as of early 2026:

Townhomes start in the high $200Ks to low $300Ks in communities like The Meadow at Crossprairie. Single-family homes range from the mid-$300Ks into the $500Ks and above depending on floor plan, lot, and builder. M/I Homes’ Eden at Crossprairie has homes priced from the $400Ks up to nearly $800K for larger single-story models on select lots.

The range is wide because Crossprairie is not a single product. It is a collection of sub-communities, each with its own builder, price point, and character. The Meadow, Eden, Havenfield, Prairie Preserve, and Meadow Bungalows are all distinct neighborhoods within the broader Crossprairie footprint. Research the specific sub-community, not just the name.

Most homes in the community were built between 2023 and 2026. Mandatory HOA. The CDD structure varies by sub-community — ask for the full annual CDD assessment on any specific parcel before comparing to communities without a CDD.

Daily Life Right Now

The honest daily-life picture for Crossprairie in 2026: you are buying into the build-out phase. The community is active and occupied, but the retail and commercial environment that will define the corridor long-term is not yet built.

Currently, the Florida Turnpike interchange gives you efficient access to US-192 retail heading north, and to the broader highway network. Heritage’s city center is not open. The dense walkable environment WMG has planned is a multi-year construction project.

Orlando Health St. Cloud Hospital is nearby, which matters for healthcare access in this corridor. Lake Nona Medical City is approximately 20-25 minutes north.

The location works well for buyers who commute north toward Lake Nona, the 417/528 corridor, or the airport. East Lake Tohopekaliga is accessible from this corridor, providing outdoor recreation, fishing, and natural areas that are part of daily life for residents who want that.

The Scale Question

Crossprairie is worth understanding at scale before you commit to a neighborhood within it. 9,000+ homes planned across a 1,400-acre site means this is a city in the making, not a neighborhood in the traditional sense. The community will evolve significantly over the next decade.

That is both the case for it and the risk. You are buying a position in something that is still being written. The infrastructure investment is real: $261 million in road commitments, a Turnpike interchange, a national developer signed for the city center. That is not speculative. It is capital that has been committed and agreements that have been approved.

What is less certain is the timeline and the feel of the finished product. Heritage’s construction starts in late 2026 with a multi-phase build-out ahead. Crossprairie in 2030 will look significantly different than Crossprairie in 2026. Whether you want to be in early or wait for more of that to materialize is a real decision worth sitting with.

Who This Is and Isn’t For

Crossprairie is probably not right for you if you want a finished community with a walkable city center today. If you want the character of established Saint Cloud — mature trees, older homes, downtown proximity. If a large lot with significant private outdoor space is the priority — most Crossprairie homes follow modern new construction lot patterns.

Crossprairie may be right for you if the price-per-square-foot math works for your budget and new construction quality matters to you. If Turnpike access and commute efficiency are priorities. If you want to be in the largest growth corridor in Saint Cloud before Heritage opens and the retail environment catches up to the residential base. If the long-term vision of a walkable city center in Saint Cloud is something you are willing to buy ahead of.

I work this corridor regularly. The buyers who do well here are the ones who buy with clear eyes about what the community is today versus what it is projected to become.
