Austin Tindall draws a 68,000 SF filing

The biggest story in this corridor this week broke yesterday and most local owners haven’t seen it yet. A developer filed a pre-application with Osceola County for a major mixed-use project directly across from the Austin Tindall Sports Complex on Boggy Creek Road, the same corridor running north toward Lake Nona West. The project itself is the headline. The bigger story is what it tells you about how fast Boggy Creek Road is becoming a continuous development spine.

The Austin Tindall Filing

On May 6, GrowthSpotter reported that a developer filed a pre-application with Osceola County for a 15-year mixed-use redevelopment directly across from the Austin Tindall Sports Complex on Boggy Creek Road in Kissimmee. The pre-application was filed by Bernardo Reynoso of La Rosa CRE on behalf of an undisclosed client.

The proposal: an anchor retail tenant at roughly 68,000 square feet, a 140-room hotel across six stories, six office buildings totaling approximately 100,000 square feet, restaurants on roughly 1.5 acres, and 180 multifamily units in four-story buildings. The site also includes a central plaza, pool, and park green space. The project builds in phases, beginning with retail.

The economic case is straightforward. Austin Tindall is a 215-acre regional sports complex hosting soccer, football, lacrosse, rugby, field hockey, and archery tournaments. The complex drew roughly 290,000 visitors in the most recent reporting period and generated more than 35,000 hotel room nights. Tournament-weekend demand for hotel rooms, restaurants, and retail is real, recurring, and currently underserved in this part of Osceola County.

Why This Isn’t Isolated

This is the latest data point in a corridor-wide pattern accelerating for 18 months. In November 2025, Parkway, Silverpeak, and Everest Equity Group purchased 22 acres at the northeast corner of Boggy Creek Road and Simpson Road for $15 million to develop Bennett Place, 350 apartments across five mid-rise buildings plus four acres of commercial. D.R. Horton’s DHI Communities completed Ascend Nona West, a 396-unit apartment community with a future phase expanding to 756 units. D.R. Horton is also building Nona West, a 188-lot townhome community with homes starting in the $400,000s. Arlington Properties opened the 350-unit Tapestry Nona. Integra Land Company delivered the 355-unit Integra Towers at Nona South. Royal Palm Companies plans a 320-unit project just south of Tyson Ranch by 2027.

Add the Austin Tindall mixed-use and you have roughly 1,500 to 2,000 residential units, more than 100,000 square feet of office space, a 140-room hotel, and substantial retail being added between Lake Nona West and the Osceola County line over the next 36 months. Boggy Creek Road is becoming a continuous mixed-use corridor.

The Watershed Update

Sunbridge’s Watershed amenity center, which had been targeting a summer 2026 opening, has slipped to summer 2027. This is the resort pool, fitness center, event space, kayak launch, and paddleboard facility that forms the commercial and lifestyle center of Weslyn Park. Buyers evaluating Sunbridge should build in the 2027 timeline. The slip extends the period where Weslyn Park operates without its primary amenity anchor.

Orlando Health Saint Cloud Expands Again

Orlando Health Saint Cloud Hospital added an MRI suite this week, continuing a pattern of steady clinical expansion. Earlier this year the hospital completed a $32 million addition that included a 10-bed ICU and cardiac catheterization labs. Each expansion signals that the institution is committing long-term to this market, which matters both for employment and for the daily quality of life of the residents who rely on it.
