Lake Nona West gets real opening dates
Lake Nona’s biggest retail project in years just got confirmed opening dates. Meanwhile, Saint Cloud is quietly stacking infrastructure wins that most buyers haven’t connected to property values yet. Here’s what’s happening across the corridor this week.
Lake Nona West: The Rollout
On April 28, Tavistock gave media a first look inside Lake Nona West, the 405,000 square foot open-air lifestyle center at Lake Nona Boulevard and Boggy Creek Road, and confirmed the opening sequence. Leasing director Joanne Ling provided the details.
Mid-May: Homesense opens first, 25,000 square feet of home decor at off-price. Mid-June: Barnes & Noble, with an in-store cafe. Late June: Total Wine & More, nearly 20,000 square feet. July: The 150,000 square foot Target Superstore alongside Dick’s Sporting Goods and Golf Galaxy. August: Nordstrom Rack.
Additional tenant buildouts roll through fall and into early 2027. On the dining side, Cañonita, the elevated Mexican concept making its Florida debut, is nearly 8,000 square feet and targets Q4 opening. A second primary restaurant space just over 6,000 square feet has multiple letters of intent from dining concepts new to the Central Florida market. Four additional retailers signed this week, leasing a combined 8,078 square feet: Drybar, Just Salad, Gloss Nail Co., and Kilwins Ice Cream.
What It Means for Lake Nona
The knock on Lake Nona for years has been that you have to drive for everything. That objection expires in May. When a 150,000 square foot Target, a full wine retailer, a bookstore with a cafe, and a Nordstrom Rack all open within biking distance, the everyday quality-of-life case for living here gets materially stronger.
Lake Nona’s median home price has softened slightly from its peak, sitting near $780,000 with more negotiating room than existed in 2023 or 2024. A market where prices have a little give and a major lifestyle catalyst is arriving in weeks is a window that historically doesn’t stay open long.
AdventHealth Lake Nona: November
The $423 million, 10-story AdventHealth Lake Nona hospital remains on track for November 2026 opening. The medical office building opens in October. 600 physicians, nurses, and support staff at launch. The hospital opens with 80 beds and has shell space to expand to 320. The 25-acre campus includes a lake promenade, event lawn, amphitheater, retail and dining, and trail connections.
Dowden Central CDD
Orlando city commissioners voted unanimously in March to establish the Dowden Central Community Development District across 380 acres of undeveloped land near Boggy Creek Road in southeast Orange County. The master plan calls for 2,700 multifamily units across 20 buildings and up to 350 single-family homes, plus 200,000 square feet of retail and commercial. Construction is projected to start in 2027.
