Sunbridge may be getting a second Del Webb

Pulte filed a new master plan this week for a 1,055-lot subdivision on parcel N-11, 401 acres on the Orlando side of Sunbridge, south of the Beachline Expressway and east of International Corporate Park, as first reported by GrowthSpotter. Nobody is saying the words Del Webb on the record. Pulte and Tavistock both declined to comment, citing confidentiality agreements. The filing says plenty anyway.

Start with the tell: the traffic study submitted with the plan states the community will be gated, and Pulte reserves gates for its resort and active adult brands. Then look at the timing. Del Webb Sunbridge, the community’s very first neighborhood, launched on the Osceola side in 2019 and is nearing completion at 1,400 homes. GrowthSpotter reports Pulte has been working this deal quietly for about a year. A builder that is about to sell out of one of the best-performing 55-plus communities in Central Florida does not usually let that demand walk.

The plan itself, drawn by LJA Engineering, calls for five phases of all detached homes on three lot sizes: 274 lots at 64 feet wide, 580 at 50 by 120, and 201 short lots at 55 by 80. Phase 1 carries 174 homesites, and the amenity center comes in Phase 2. Access runs through an extension of Aerospace Parkway connecting south to Wewahootee Road.

Here is why this matters beyond one subdivision. The Orlando portion of Sunbridge is approved for up to 7,370 residential units plus 5.4 million square feet of office, 2.9 million square feet of industrial, and 880,000 square feet of retail. Tavistock Vice President Jessi Blakley told GrowthSpotter they expect 2,000 residential lots developed on the Orlando side by 2029. That is three years out. The Orange County half of Sunbridge has spent years as the “someday” half. The someday just got a date.

The nearer proof is Woodline. The second Orlando-side neighborhood, a Pulte and Toll Brothers partnership, starts construction within the next 60 days, per Pulte land executive Max Perlman, with a grand opening slated for late 2027. Woodline carries 436 homes across four product types. Pulte builds the townhomes and bungalows, Toll Brothers takes the 50- and 60-foot lots, and the first phase runs 100 homes. The amenity list includes a fitness center, resort pool, pickleball courts, a dog park, and a food truck alley.

I live down the road from this corridor and drive it weekly. For years the honest read on the Orlando side was “paper entitlements and a warehouse or two.” That read expired this week. If you have been waiting for that half of Sunbridge to feel real before taking it seriously, you are now about three years behind the builders.

Richland’s 3,229-acre plan clears review south of Lake Toho

Osceola’s Development Review Committee approved Richland Communities’ concept plan for the former Bronson family cattle ranch, 3,229 acres stretching from Canoe Creek Road to the Southport Canal, as reported by GrowthSpotter. Richland paid $110 million for the land in 2024. The approved plan requires a minimum of 7,349 homes, and the county’s comprehensive plan allows more than 30,000 dwelling units on the property. The employment district carries minimums of 2.8 million square feet of industrial, 280,000 square feet of commercial, 440,000 square feet of office, and 135 hotel rooms, plus a potential marina site on Lake Toho.

Vol. 26 covered the Central Florida Expressway Authority finalizing the alignment and phasing for the $2.54 billion Southport Connector, the toll road that will link Poinciana to Saint Cloud. What is new this week is the land answering back. Richland’s plan wraps its employment district around a future toll road interchange, and the property holds much of the land needed for a future Turnpike interchange as well. Richland’s anticipated Phase 1 start is 2030, buildout runs 20 years or more, and the whole timeline rides on the road getting built. This is a patient developer making a generational bet on that road.

The Saint Cloud connection is closer than the map suggests. The first construction phase sits just south of Founders Corner, the opening neighborhood of Waterlin off Canoe Creek Road. And Waterlin keeps moving on its own clock: developer Reed Berlinsky told GrowthSpotter about 40 homes are under construction in Founders Corner, the neighborhood park and welcome center open in early 2027, Perry Homes opens its models there in October, and a concept plan for the west side of the 6,000-acre community files before the end of the year. To be straight about the geography, Bronson Ranch sits south of this publication’s core coverage area. It earns the ink because Canoe Creek Road is Saint Cloud’s southern front door, and this plan just rewrote what drives through it for the next two decades.

Weslyn Park’s new builders post real prices

The four builders Tavistock added to Weslyn Park now have numbers attached, per GrowthSpotter. M/I Homes is building bungalows on four floor plans from 2,000 to 3,000 square feet, with nine quick move-in homes priced between $500,000 and $640,000, three of them available now. Perry Homes offers a dozen plans on 60-foot lots from $730,000 to $875,000, has six homes under construction with October and December move-ins, and reports three pre-sales two weeks into appointments. ICI Homes, the custom builder of the group, offers seven buildable plans on its 19 lots with base prices from $743,000 to $922,000 and no spec homes; its model opens September 26. Tri Pointe bought all 289 lots in the D-East neighborhood, started site work in August, and targets model openings around July 2027.

Read the ladder and Weslyn Park’s positioning is now explicit: the floor is half a million for a bungalow and the ceiling is a $900,000-plus custom where you can move the walls. One more piece of continuity worth naming: Vol. 8 flagged The Watershed, Weslyn Park’s lakefront amenity center, slipping a full year to summer 2027. Construction is now underway, the 2027 opening holds, and the center’s restaurant and bar will be open to the public, not just residents.

What to watch over the next 30 days

Osceola commissioners hold the final budget adoption hearing tonight, the second of the two required hearings per News 6 coverage of the process. Vol. 26 walked the Amendment 3 cut list in detail; adoption only becomes news here if the numbers move.

ICI’s model home opens in Weslyn Park on September 26, the first custom-builder model on the Osceola side’s newest lot releases.

Woodline’s 60-day construction window closes in mid-November. If ground breaks on schedule, late 2027 stays credible.

Waterlin’s west-side concept plan is due at the county before year end. When it files, the south side of Saint Cloud will have master plans on paper from Canoe Creek Road to the Southport Canal.
