Lake Nona core is officially in a pricing standoff. With 103 median days on market in 32827, sellers are holding 2024 price expectations while buyers are scrutinizing every number at 6% rates. But the more interesting story is in Saint Cloud, where the population has grown 19.49% since 2020, outpacing Kissimmee’s growth by nearly triple. The bedroom community label is dead. The commercial anchors moving in are proving it.

Industrial as the Leading Indicator

Industrial development is the leading indicator for residential equity. Bakery Express recently committed $13 million to a 14-acre site at 6650 Narcoossee Road to build a 252,000 square foot industrial bakery and warehouse. This project will more than double their local footprint, with a Phase 2 that eventually quadruples it. The submarket is now the fastest-growing industrial sector in Central Florida. As 680-plus employees start commuting here, the neighboring residential in 34771 gets more valuable.

Saint Cloud’s Mixed-Use Frontier

The days of Saint Cloud as “just residential” are over. WMG Development is preparing a late-2026 groundbreaking for Heritage, a 95-acre mixed-use district for the Crossprairie community. The project includes 1,200 residential units, 600 hotel rooms, and 2.7 million square feet of commercial and office space.

Retailers are already front-running this growth. Ellianos Coffee officially broke ground in March at 4940 E. Irlo Bronson Memorial Highway, anchoring the Saint Cloud Marketplace alongside Jeremiah’s Italian Ice and HCA Healthcare.

The Price Gap Reality

The Lake Nona core (32827) is a stable, established asset. But if you’re looking for a growth engine, the national builders moving into Saint Cloud’s raw land are telling a different story. Orlando Health Saint Cloud Hospital recently opened a $32 million expansion, adding a 10-bed ICU and cardiac catheterization labs to serve this population surge.

The current premium to stay in the Nona core is roughly $200K. As 95-acre anchors like Heritage and major industrial expansions like Bakery Express come online, that gap narrows. Buying the 34771 proximity before the Sunbridge Parkway resets the board is the infrastructure arbitrage in its simplest form.
