Most of what you'll find online about Sunbridge reads like a sales brochure. Builder renderings, lifestyle photography, and language engineered to get you into a model home. This isn't that.

I live down the road from Weslyn Park. I drive through it weekly. I watch what's being built, what's selling, what's been delayed, and what's changed. Here is the honest 2026 update on Sunbridge — what got built, what's still coming, and who this community is actually right for today.

What Sunbridge Actually Is

Sunbridge is a 27,000-acre master-planned community developed by Tavistock — the same developer behind Lake Nona. It spans both Osceola and Orange counties and will be built out over multiple decades in phases.

Weslyn Park is the first residential neighborhood actively selling homes. It sits in the Osceola County section off Cyrils Drive. When people say they're “looking at Sunbridge,” they almost always mean Weslyn Park — because it's the only place you can actually buy a home today.

Other phases are in motion. A new residential phase north of Voyager K-8 is breaking ground with ICI Homes, M/I Homes, Perry Homes, Ashton Woods, and Dream Finders. Tri Pointe Homes holds all 289 lots in Neighborhood D-East on the east side of the community, with groundbreaking targeted in 2026 and sales expected to open in 2027. On the Orange County side of Sunbridge, Toll Brothers and Pulte have taken down 436 lots combined and are targeting horizontal development in late 2026 with vertical construction and sales in 2027.

What Has Actually Changed Since 2024

Two years ago, Weslyn Park had residents, streets, and bones. Today it has a heartbeat. Here's the concrete list.

Voyager K-8 opened August 12, 2024 — an environmental STEM school built inside the Sunbridge community, operated by Osceola County School District, now in its second school year. The curriculum is built around environmental education connected to Sunbridge's conservation programs. Two years ago, school assignment was an open question for buyers evaluating Weslyn Park. That uncertainty is gone.

Publix opened at the corner of Narcoossee Road and Cyrils Drive on December 12, 2024. Before that opening, the nearest grocery store heading south from Weslyn Park was 6.4 miles away at US-192. The Publix opening matters beyond convenience. Publix doesn't gamble on locations. Their site selection process involves years of market research before they sign a lease. A Fortune 500 retailer putting a store at that specific corner is a data-driven statement about the corridor's growth trajectory that no developer's press release can replicate.

Toll Brothers sold out of Weslyn Park in February 2025. They then immediately took down 436 lots in the Orange County section of Sunbridge alongside Pulte. Toll Brothers is a Fortune 500 company and the nation's leading luxury homebuilder. They don't double down on communities because the renderings look nice. They do it because their sales data told them to.

The new phase north of Voyager K-8 is actively moving. Dog parks, community gardens, and playgrounds for this phase are already in development — not renderings. Five builders are confirmed: ICI Homes, M/I Homes, Perry Homes, Ashton Woods, and Dream Finders (formerly Craft Homes).

Daily Life in Weslyn Park Right Now

Before the investment case, the most common question I get is simpler: what is it actually like to live here today?

Acorn Park is open and active — pool, great lawn, playground. The community garden is running. A farmers market runs at Basecamp on the third Thursday of every month from 5 to 8 PM, with local vendors, fresh produce, and live music. Yoga on the green happens multiple times per week. Miles of paved and unpaved trails connect through oak hammocks, wetlands, and genuine Florida natural areas.

What's still missing: there's no walkable coffee shop. There's no restaurant you can reach on a Tuesday night without getting in a car. The retail density that would make Weslyn Park feel like a complete neighborhood is not built yet. If you need those things to feel at home on day one, Weslyn Park is the wrong fit right now. I'd rather say that clearly here than after a contract is signed.

The Builders — Who's Active and What the Moves Signal

Weslyn Park launched with five builders: Ashton Woods, David Weekley, Pulte, Toll Brothers, and Craft Homes (now Dream Finders following an acquisition).

David Weekley is currently the most active builder in Weslyn Park, with homes on both 34-foot and 50-foot lots ranging from $372,990 to $572,790. Ashton Woods is active with single-family homes from $526,000 to $712,000. Dream Finders and Pulte round out the current Weslyn Park lineup.

The new phase north of Voyager K-8 adds ICI Homes, M/I Homes, and Perry Homes. Perry Homes, a Texas-based luxury builder that entered the Florida market in 2023, is building on 60-foot lots in this phase — the largest single-family lots in the active Sunbridge pipeline.

Tri Pointe Homes has taken all 289 lots in Neighborhood D-East, located on the east side of the community near The Watershed site. Tri Pointe is a move-up and luxury builder new to the Orlando market. They paid $13 million for their Sunbridge lots and are targeting 2027 for sales to open. The combination of Toll Brothers, Pulte, and Tri Pointe all making significant financial commitments in the same community — independently and on the basis of their own market research — is one of the clearest signals available about where this market is going.

One universal: every home in Sunbridge includes solar panels as a community standard, not an upgrade you negotiate.

The Watershed and Crane's Landing — The Real Timeline

The Watershed is the mixed-use waterfront district being built around a newly created lake inside Weslyn Park. It's the commercial and lifestyle center of the community.

The Watershed amenity center — pool, fitness center, event space, kayak launch, paddleboarding — is targeting summer 2027. Crane's Landing, the restaurant inside the amenity center, is targeting Q4 2027. Tri Pointe's Neighborhood D-East, which fronts The Watershed site, is also targeting 2027 for sales.

The summer 2027 timeline was confirmed by a Tavistock spokesperson in reporting by GrowthSpotter in February 2026. This is the authoritative timeline. If you're evaluating Sunbridge on the assumption that The Watershed is imminent, build in the 2027 reality.

The CDD — What Buyers Consistently Underestimate

Every home in Weslyn Park carries a CDD assessment — a Community Development District charge that appears as a line item on your annual property tax bill, not your HOA payment.

The CDD finances the infrastructure that makes the community possible: roads, utilities, drainage, parks, and recreational facilities. It is not optional, it is not negotiable, and it doesn't show up in the builder's advertised monthly payment.

Before you compare Sunbridge's carrying costs to another community, ask for the full CDD assessment on the specific lot you're considering. That number, combined with the HOA fee, is the correct comparison figure. Not the HOA fee alone.

The Commute Reality

Weslyn Park sits on the Narcoossee corridor in the 34771 zip code. That gives you 15-20 minutes to Lake Nona Medical City, 25-30 minutes to Orlando International Airport, and easy access to the Cyrils Drive Publix at the entrance to the community. Narcoossee Road northbound during morning peak hours is real traffic. If your daily destination is Lake Nona or the airport corridor, the commute is manageable. If you're heading to downtown Orlando or north of the city daily, test the route during actual commute hours before you commit.

Who Should Be Looking at Sunbridge in 2026

Sunbridge is probably right for you if you want to be in a Tavistock community at a price point significantly below Lake Nona. The same developer, the same long-term vision, earlier in the timeline. If the nature-forward environment — trails, conservation areas, oak hammocks, actual Florida — is part of what you're looking for. If Voyager K-8 works for your kids and you're comfortable with the current high school situation. If you understand that you're buying a community that will look significantly different in five years and you want the entry-point pricing that comes with that.

Sunbridge is probably not right for you if you need the restaurant and retail density of a finished community today. If The Watershed being open in 2027 is material to your daily life and you need it now. If Narcoossee Road traffic during peak hours is a dealbreaker for your specific commute. If you want a large private lot — Weslyn Park's lot sizes are standard production-home sized, not acreage.

The Bottom Line

Sunbridge in 2026 is meaningfully more complete than it was two years ago. The school is open. The Publix is open. The community has residents and events and a daily life. The builders who've made financial commitments here are not speculative actors — they're Fortune 500 companies and established luxury builders who made their decisions based on data.

What's still not here: the restaurant, the full amenity center, the retail that makes a community feel finished. Those are coming, and the timeline is specific. If you can buy before they arrive, you get the pricing that reflects the gap. If you need them to already exist, you're not in the right phase.

I've pointed buyers toward Weslyn Park who had no idea Sunbridge existed and watched them fall in love with the lifestyle. I've also talked buyers out of it when the commute math didn't work or the timeline didn't fit their situation. The right answer depends entirely on how you live.
