Lake Nona vs Sunbridge: Which Community Wins?

On a map, Lake Nona and Sunbridge sit right next to each other in the southeast Orlando area. They even share the same developer — Tavistock. But despite the similarities on paper, these are very different places to live.
Lake Nona has grown into a fully built-out, technology-driven community with restaurants, entertainment, schools, and major employers already in place. Sunbridge is a much newer, nature-focused community still in the early stages of development. If you’re deciding between them, the choice comes down to one question: do you want the polished city of the future, or do you want to get in early on a growing community built around nature?
What’s Already Built
Lake Nona has about a 20-year head start on Sunbridge. Development began in the early 2000s, and today it’s one of the most complete master-planned communities in Central Florida. Living in Lake Nona means stepping into a community that already has a full lifestyle built around it. Restaurants, hotels, Boxi Park at Lake Nona Town Center, Medical City, golf courses, highly rated schools, retail, gyms, and everyday conveniences. Lake Nona is plug-and-play. If you move here tomorrow, the infrastructure and lifestyle are already waiting for you.
Sunbridge sits just south of Lake Nona in northern Saint Cloud, and it’s much earlier in its growth cycle. The first neighborhood, Weslyn Park, is largely built out, and Voyager K-8 School opened for the 2025-2026 school year. Outside of residential areas, Sunbridge is still developing. Right now the area includes the Weslyn Park amenity center, community pool and playground, trails and conservation areas, and a Publix-anchored shopping center at the Narcoossee and Cyrils Drive corner. Shopping, dining, and entertainment options are still limited. For most things, residents currently drive into Lake Nona or deeper into Saint Cloud. The long-term vision includes multiple village centers with restaurants, shops, and community spaces — but those are still years away.
Traffic and Commuting
One of the biggest shared challenges for both communities is Narcoossee Road. Both Lake Nona and Sunbridge rely heavily on this road for access.
The difference comes down to alternatives. Lake Nona has more secondary routes and nearby roadways, giving drivers more options around congestion. Sunbridge sits farther south and currently depends more heavily on Narcoossee as its primary access point.
Relief is planned. A future roadway known as the 534 connection is intended to help alleviate traffic and improve access to Sunbridge. However, the road would pass through Split Oak Forest, which has sparked debate among environmental groups and local governments. The project is projected for completion around 2032, meaning traffic improvements will take time.
Home Prices
Because Lake Nona has been developing for two decades, home values have already matured. Townhomes and smaller single-family homes typically run around $500K. Many single-family homes fall between $700K and $900K. Luxury homes in Lake Nona Golf and Country Club go well above that.
Sunbridge currently offers more affordable entry points. Comparable homes are generally $150K to $200K less expensive than similar homes in Lake Nona. Townhomes start in the $400Ks. Single-family homes typically fall between $500K and $800K. Many homes in Sunbridge include solar panels or Tesla solar roofs as part of the community’s sustainability focus.
Schools
Sunbridge currently has Voyager K-8, which serves students from kindergarten through eighth grade. For high school, students currently attend Harmony High School, which requires a longer commute. A new high school off Nova Road is expected to open for the 2026-2027 school year.
Lake Nona has more established school options — Laureate Park Elementary, Lake Nona Middle School, and Lake Nona High School — all operating for years and well known within the community.
Which Community Is Right for You?
Lake Nona may be the better choice if you want a built-in social lifestyle with restaurants, bars, and entertainment nearby. A fully developed community. Established schools. Golf courses. If that’s your picture of daily life, Lake Nona delivers it today.
Sunbridge may be better if you want a quieter, nature-focused lifestyle with walking trails and conservation areas. A chance to buy early in a growing community. Lower home prices compared to Lake Nona. The sustainability-focused architecture and the first-mover position before The Watershed opens and the next phases fill out.
One thing worth doing regardless: test your commute before you buy. Drive the route to work during the actual times you’ll be commuting. Traffic patterns vary dramatically depending on the time of day. Visit both communities in person. See how each one fits your actual life, not just how they look on a map.
