Center Lake Ranch: Saint Cloud’s Newest Master-Planned Community

Center Lake Ranch is a 2,000-acre master-planned community on the Narcoossee corridor in Saint Cloud, roughly 15-20 minutes from Lake Nona. It sits in the 34771 zip code — the same corridor as Sunbridge — and is one of the newer large-scale developments actively building in this part of Osceola County.

Two builders are currently active on site: Taylor Morrison and M/I Homes. Between them they cover townhomes, bungalow-style homes, and single-family homes across a range of price points and sizes.

Taylor Morrison — Two Distinct Products

Taylor Morrison has two active communities within Center Lake Ranch.

The Waters by Taylor Morrison is the non-gated product. Detached bungalow-style homes and single-family homes with future amenities planned: pool, cabana, playground, and dog park. The St. Croix model — 2,900+ square feet, 4 bedrooms, 4.5 baths with a private office, each bedroom with a private en-suite bath — has a base price of $588,000 and the fully built model comes in around $751,000.

Esplanade by Taylor Morrison is the gated, resort-style product within Center Lake Ranch. Eight villa and single-family home models. Community amenities include a pool, pet park, fitness center, pickleball courts, and tennis courts. The flagship Palazio model runs over 3,300 square feet with 4 bedrooms plus office. This is Taylor Morrison’s premium offering in this community and it’s priced accordingly.

Taylor Morrison has been building in Florida for over 20 years. They operate in the move-up and premium segment and are known for design quality and strong warranty programs.

M/I Homes

M/I Homes is the other active builder at Center Lake Ranch, covering townhomes, bungalow-style homes, and single-family residences across a broader range of price points. M/I Homes is one of the nation’s largest builders — founded in 1976, they’ve delivered over 100,000 homes nationally. Their Saint Cloud product is consistent with their broader portfolio: solid construction, good floor plan variety, and a strong focus on customer communication throughout the build process.

What’s Coming

Center Lake Ranch is still in early phases. The full vision includes a planned K-8 school on site, which would give Center Lake Ranch the same built-in school convenience that makes Weslyn Park and Harmony compelling for families. A fire station on site for improved emergency services. Road connections to Nova Road and the Osceola Parkway that will significantly improve access in both directions. These connections are planned but not yet built — Narcoossee Road is the primary route in and out until they are.

The 2,000-acre footprint also has land zoned for future residential phases with builders not yet announced. This community is building out over years, not months.

The Location

Center Lake Ranch’s location is one of its strongest arguments. You’re on the Narcoossee corridor, which puts you 15-20 minutes from Lake Nona Medical City, 25-30 minutes from Orlando International Airport, within easy reach of the Publix at Narcoossee and Cyrils Drive, and close to Sunbridge’s trail network and the broader Narcoossee corridor amenities.

If you work in Lake Nona or the airport corridor and want more land and a quieter environment than Sunbridge’s current density, Center Lake Ranch is worth a serious look.

What to Consider

Center Lake Ranch is in early development. The amenities at The Waters are planned but not yet open. The road connections that will meaningfully improve daily access are on a timeline. Until those connections are built, Narcoossee Road carries the load — and it gets congested during peak commute hours heading north.

Buying here today means buying a vision that is not fully realized. The base prices reflect that. The Taylor Morrison product in the $500Ks-$700Ks puts you in a well-built home in a location that will improve substantially over the next several years as the road network builds out and the on-site amenities open. That’s either the point or a reason to wait, depending on your timeline and tolerance for construction activity around you.

Who This Is For

Center Lake Ranch makes sense if you want new construction on the Narcoossee corridor with established national builders and premium product options. If the Lake Nona proximity and the 34771 zip code matter to your situation. If you want Taylor Morrison or M/I Homes specifically — both have track records worth noting. If the gated Esplanade product aligns with what you’re looking for. It’s less right if you need immediate walkable amenities or want a community that’s further along in its buildout.
